Dennis Lafferty
AI & IT Consultant for Small Businesses, Realtors & Title Companies
AI & IT consulting · Greater Philadelphia
For twenty-five years I've been the IT person for small businesses that don't have one — servers, networks, email, backups, security, the whole stack. That work hasn't gone away; AI has landed on top of it. So I put Claude, Anthropic's AI, to work inside the tools your office already runs on: it reads the 40-page closing package, drafts the follow-up, files the scan where it belongs and fills the form from data you already have. Then I do the part most AI consultants skip — Microsoft 365 configured properly, sender authentication, MFA, endpoint protection and tested backups — so the automation sits on something solid.
I built every piece of it first for a working real estate business, where I handle the technology. I hold a Pennsylvania real estate license but I'm non-producing — I don't list or sell — so if you're an agent, I'm support, not competition.
2026-10-14 HOA Resale — 12 Maple Ct.pdfWho this is for
Different paperwork, same underlying problem: the tools multiplied and nobody's job is to connect them.
Real estate
New or seasoned, if keeping up with the technology is the hard part: follow-up that actually happens, listing content from your own MLS data, and documents read for you before the client asks.
Licensed, non-producing agent: I don't list or sell, so your clients stay yours.
Title & settlement
Integration with the software you already run, with the security and setup underneath done to the standard your industry expects.
Any industry
Any business with two to twenty people, more paper than time, and nobody whose job is IT.
New or seasoned agents
New to the business or forty years in, the tools change faster than anyone can keep up with: the CRM, e-signature, the MLS, lead platforms, email that lands in spam, and now AI. I set it up, connect it, explain it in plain English, and write it down so you're not dependent on me.
I'm a licensed, non-producing agent. I don't list, sell or work your leads, so I'm never your competition — just the IT person you've needed.
What you get
AI services
Claude is the AI from Anthropic. I set it up on your own accounts, connect it to your files and systems, and build the specific jobs below so they run the same way every time.
Scanning, OCR, PDF conversion and assembly, naming standards and a searchable archive. A drawer of closed files becomes a database you can ask questions of.
Contracts, HOA packets, inspection reports, vendor agreements and closing packages turned into key facts and a full transcription, saved next to the original.
Claude working inside your files and apps instead of a chat box: drafting, organizing, summarizing and running routines on a schedule. You review before anything goes out.
Claude connected to Outlook or Google Workspace and your CRM — Follow Up Boss and others — for follow-up drafts, pipeline reviews and faster lead response.
Intake forms, DocuSign, approvals and notifications connected so nothing is entered twice. Microsoft 365, Google Workspace, Zapier and Power Automate.
Claude in Excel, lead and MLS data analysis, engagement reviews and dashboards built from the data you already have.
Landing pages, personalized client pages and small business sites, launched on Netlify with updates that go live in about a minute.
Listing copy, mailers, brochures, Meta ad campaigns and avatar video intros produced from your own material, in your own voice.
Every package requires your own Claude Pro or Max subscription, bought directly from Anthropic and licensed in your name — one license per person, never shared. I recommend the tier, set it up and connect it: no reselling, no markup, and you keep every login.
One person
Claude Pro or MaxA solo agent or owner. Pro covers most people; Max is for heavy daily use. Either runs every workflow on this page for one person.
An office
Claude TeamFive seats and up. Admin controls, shared Projects, connectors to Microsoft 365 or Google Workspace, and your data is not used to train models.
Larger or regulated
Claude EnterpriseTwenty seats and up. Single sign-on, audit logs and archiving for offices that need a record of everything.
In use today
Most of this was built first for Lauren Cardonick's real estate business, where I provide the IT and technology support — so I was the first client. All of it is in use.
Audited 3,900+ contacts through a live connector, tiered the pipeline and produced prioritized outreach lists for the team to work.
A 14-day matrix of who looked at what, a most-active summary and a follow-up plan, delivered as an interactive page the team works from every week.
A reusable Claude skill that runs a whole folder of PDFs and saves a key-facts summary plus a full transcription beside each one.
One page per listing client, deployed from GitHub to Netlify — and the main laurenanddennis.com site rebuilt mobile-first in the same pipeline.
MFA, Conditional Access and a break-glass admin; SPF, DKIM and DMARC aligned across Outlook and CRM sends so mail reaches the inbox.
19,000+ records deduplicated into a SQL database with Python pipelines and the analytics behind pricing decisions.
RingCentral with a shared text inbox and call logging into the CRM — designed for a small real estate team and sized for offices of ten to twenty.
Scripted, styled and produced through Claude's HeyGen connector — an intro video without a camera crew.
Three ways to work with me
Start here
For one owner or one agent who wants to start using AI this month — properly, on their own account. Teams start with Advanced AI Integration.
For teams and offices
For a team or office — two people or twenty — ready to connect AI to the way work actually flows, with everyone on their own account.
The stack underneath
For a business that wants the IT done right — once, as a project, or every month.
Every package needs a Claude Pro or Max subscription in your own name. It's a separate subscription you buy directly from Anthropic and pay for yourself — it isn't included in these prices and I don't resell it. One license per person: a subscription can't be shared with another user or connected to someone else's email address. Offices with several people use a Claude Team seat per person; I'll help you pick the right plan.
Projects and monthly plans — not a break-fix help desk. If you already have an MSP, I work alongside them. If you're an agent, I'm non-producing: I don't list, sell or work your leads.
How it works
The price is fixed before anything is built, and you see each piece working before it goes live.
What's slowing the office down, what you already pay for, what's at risk. Twenty minutes.
Hands-on, with you or your team. What can be set up on the spot gets set up; the rest goes in a written plan with a fixed price.
Configure, connect, test, document. You review each workflow before it goes live.
Your team runs it. Stay on a monthly plan if you want the IT and the AI work kept current.

Experience & bio
Dennis spent twenty-five years running the technology for small businesses — title offices, real estate teams, financial institutions and local firms of every kind — through Onsite IT Consulting, the practice he founded in 1999 and ran until 2024. Servers, workstations, networks, email, backups, security: the whole stack, usually as the only IT person those businesses had.
Since 2024 the work has shifted to AI. He builds with Claude every day — connectors into CRM, email and DocuSign; document pipelines; client-facing web pages; analysis across thousands of MLS records — first for Lauren Cardonick, the licensed agent behind Lauren & Dennis, whose real estate business he supports strictly on the IT and technology side, and now for clients.
He holds a B.S. from Rutgers University in Computer Science, Economics and Mathematics, and a Pennsylvania real estate license. He is a non-producing agent: he does not list or sell, and provides IT services and support to Lauren Cardonick only. The computer science builds the systems. The license means he knows the transaction side first-hand — the paperwork, the deadlines, the title company on the other end of the file — without ever competing with the agents and teams he works for.
IT services and technology support for Lauren Cardonick's real estate business; Claude integration, workflow automation, document management, Microsoft 365, security and backup for small businesses, real estate teams and title companies.
Licensed with Real of Pennsylvania. Does not list, sell or represent buyers; the license supports the IT work, not a book of business.
Full-stack IT for small businesses across New Jersey and Pennsylvania: network administration, Windows Server, Exchange, virtualization, disaster recovery, cloud, security and endpoint management.
B.S., Computer Science, Economics and Mathematics.
